What Smart Glass Actually Is

"Smart glass" in Dubai almost always refers to one of two things. The first is **PDLC (Polymer Dispersed Liquid Crystal) film**, laminated between two panes of tempered glass. Apply a small AC voltage and the liquid crystals align, the glass turns clear; cut power and the crystals scatter, the glass goes frosted white. Switching is instant.

The second is **electrochromic glass** — an EC coating that darkens gradually when a low DC voltage is applied. It's slower (a few minutes to fully tint) and stays in the last state without continuous power. Electrochromic is dynamic solar shading; PDLC is on-demand privacy.

For 90% of interior Dubai projects — meeting rooms, clinic exam rooms, villa bathrooms, retail dressing rooms — the right answer is PDLC. Electrochromic makes sense on external glazing where the goal is heat and glare control, not visual privacy.

2026 Smart Glass Prices in Dubai

Prices below are supplied-and-installed rates from Glasser Technical Works current UAE projects, updated July 2026.

**PDLC film-laminated glass (10.38 mm or 12.38 mm):** AED 1,800 – 3,200 per sqm. Below AED 1,800 you are usually looking at imported film with a shorter warranty; above AED 3,200 you are paying for oversize panes (>3.2 m) or curved fabrication.

**Electrochromic dynamic glass:** AED 4,500 – 7,000 per sqm. Requires a low-voltage controller and, on larger installs, a BMS interface.

**Smart controllers and integration:** AED 400 – 900 per zone for Wi-Fi/Zigbee, AED 1,500 – 3,000 for full BMS integration on a corporate floor.

Where Smart Glass Earns Its Cost in Dubai

**Boardrooms and executive offices.** Clear when the room is empty and welcoming, private the moment a confidential discussion starts. This is the highest-payback use case in DIFC and Business Bay towers, where corner offices are being sold on the view and the privacy in the same brief.

**Clinics and aesthetic centres.** Consultation and treatment rooms in Jumeirah and Al Wasl now routinely specify PDLC over blinds — no fabric to clean, no dust, no cords, and it complies with the hygienic-surface requirements DHA inspectors look for.

**Luxury villa bathrooms.** In Palm Jumeirah, Emirates Hills and Dubai Hills villas we increasingly replace the frosted shower glass with switchable panels — clear to show the marble when guests visit, frosted at the flick of a switch for privacy.

**Retail and showroom windows.** F&B and fashion tenants in City Walk and Mall of the Emirates use smart glass as a display device: clear during trading hours, opaque with projected content after hours.

**Reception and lobby partitions.** Pairs well with curved glass partitions — the curve gives the design language, the switchable film gives the function.

Where Smart Glass Isn't the Right Answer

It's not acoustic. PDLC film adds almost nothing to sound attenuation — a switchable panel and a standard 10 mm tempered panel perform the same acoustically. If sound privacy matters (HR rooms, therapy clinics, C-suite offices), specify acoustic laminated glass as the base build-up and add PDLC on top of that spec.

It's not a substitute for solar control on west-facing glazing. Standard PDLC does not block UV or infrared meaningfully. For heat gain, you want either electrochromic or a low-e outer pane.

It's not the cheapest privacy option. If the room is only used privately (an HR office, a doctor's consultation room), a fixed frosted or back painted glass panel is a fraction of the cost and does the same job.

Specification Checklist Before You Sign a Quote

**Ask for the film brand and warranty in writing.** Reputable PDLC films (Polytronix, Gauzy, SmartGlass Technologies) carry a 5 – 10 year film warranty. Generic unbranded film often ships with 12 months. On a 2026 install, that difference is the whole conversation.

**Confirm the glass build-up.** 5 mm tempered + PDLC film + 5 mm tempered (10.38 mm) is the standard interior spec. For doors and high-traffic areas, step up to 6 + 6 (12.38 mm) or full laminated safety glass.

**Check the switching voltage and transformer location.** Every PDLC panel needs a discreet 48 – 65 V AC transformer somewhere in the wall or ceiling. Confirm where it goes and who supplies the wiring — MEP contractor or glass installer.

**Look at the edge detail.** Cheap PDLC panels leave a visible 8 – 12 mm frosted band around the perimeter where the film is sealed. Premium fabrication trims this to 3 – 5 mm. Ask to see a sample edge before committing.

**Ask for a UAE reference site.** Any supplier quoting smart glass in Dubai should have at least one live installation you can visit or see on video from the last 12 months.

Installation and Lead Times in the UAE

Because the PDLC film is laminated overseas (mostly Korea, China and Israel) and the completed panel is shipped as a finished unit, current 2026 lead times to Dubai are 3 – 5 weeks for standard sizes and 6 – 8 weeks for oversize or curved panels. Electrochromic units run 8 – 12 weeks.

Onsite installation itself is fast — a typical 6-panel boardroom retrofit is one day of dust-covered work, plus a half day for the electrician to terminate the switch. That's why smart glass fits well into occupied Dubai offices: the disruptive part happens in the factory, not on your floor.

For new-build fit-outs, we recommend confirming smart-glass panel sizes at the shop-drawing stage. Trying to squeeze a switchable panel into a track that was detailed for standard glass usually costs a week and a re-fabrication.
